Demolition of ageing sheltered housing makes way for a new £4.5m scheme.
Cawarden was appointed by Hinkley and Bosworth Borough Council to clear an ageing site. The site was to be replaced with new, purpose-built and designed sheltered accommodation with the needs of older tenants in mind.
It was suspected that bats were present within the premises, so we worked closely with an ecologist and set up bat boxes along the site boundary. Additionally, there were a number of trees on the site that required protection. To prevent any damage, we installed tree protection fencing around them to ensure that no machines could track too close.
Much of the interior had already been cleared prior to our appointment to the project. However, the remaining soft strip works ensured that materials were segregated to maximise reuse and recycling.
After removing the asbestos, the existing 2-storey, T-shaped brick building comprising 29 units was mechanically demolished.
We completed the project by raising all floor slabs, foundations, and external hardstanding. We also crushed all the hardcore on-site and stockpiled it for reuse in the new development.
To minimise our impact on the surrounding community, which included a school and residential properties, we had measures in place for noise, vibration, and dust management and monitoring. All site deliveries and collections were scheduled around school drop-off and collection times to reduce vehicle movements during peak times.
We communicated effectively with the local community and kept neighbours informed of our progress by hand-delivering project newsletters. This proactive approach ensured that the local community was not adversely disturbed or affected by our presence on-site. As a result, we received positive feedback from a resident.
Just a quick email to say how well the above works have been carried out. From the initial letter to the near completion, we have been kept updated on timescales, any noisy activities and general information. The noise, dust and waste have been kept to a minimum and the site staff have always been very helpful and courteous. In a tight space with lots of public interaction, you have been clean, tidy and thoughtful to the locals. The site was left clean, tidy, and construction-ready.
The development became available to residents during the summer of 2022. It comprises of 24 self-contained one-bedroom apartments and 3 one-bedroom bungalows. The development provides a modern and comfortable living environment, which has a positive impact on the local area. It offers secure and affordable accommodation for local residents for many years to come.
