Cawarden delivers the demolition and site clearance of two former office accommodation sites located on Basingstoke’s premier business park.
Cawarden was appointed by the client to work as the Principal Contractor and deliver the demolition of two sites that contained former office units located on Chineham Park in Basingstoke. The works were carried out in two phases, with the first unit “Pinewood” being demolished and cleared first, followed by a number of individual units on the “Lindenwood” site.
The client’s decision to demolish the buildings was based on the inconsistent layout of the site with future plans. Both phases of the project followed a similar sequence of works.
Pinewood & Lindenwood
Unit 3 on the Lindenwood site remained in occupation throughout the works and was outside the CDM area.
Prior to commencing on-site works, the team completed Enabling works such as managing gas, water and electrical disconnections, providing staff inductions, ensuring all necessary paperwork was in place, and agreeing upon a hoarding design.
The initial setup of the site comprised the isolation of all pre-existing services and erection of the site fence. Subsequent to this, the internal soft strip procedure was initiated which encompassed the removal of all non-structural elements for the purpose of segregation and recycling. Additionally, a boundary timber hoarding was installed around the perimeter of the site.
The team responsible for the asbestos removal commenced their work. Thereafter, the main Pinewood unit and seven individual Lindenwood units were systematically and mechanically demolished.
The Pinewood building was demolished down to its ground floor slab which was protected and preserved for later reuse as a car park. While at Lindenwood, all floor slabs and foundations were raised.
After finishing the demolition and clearance works, site surveys were completed, and the Site Managers held meetings with the client to ensure that all the works were executed flawlessly and met their expectations.
Sustainable Disposal Solutions
All waste materials that were produced during the demolition works were efficiently separated and removed from the sites using skips, and were then transported to a licensed recycling facility. The bricks and concrete were crushed to a 6F2 grade by using our mobile crushing unit. The crushed material was utilised to fill any gaps where necessary, while the excess was taken off-site. Thanks to our efficient recycling procedures, over 800 tonnes of metal were recycled across both sites.
As part of the demolition process of raised floors at the Lindenwood units, a significant amount of potential waste was generated. However, at Cawarden, we are committed to reducing our environmental impact, reusing or repurposing materials, and recycling whenever possible.
To that end, our on-site team collaborated with a raised flooring specialist to recycle 29 pallets of computer flooring from the former office buildings. As a result, the flooring panels were given a new lease of life and could be used on new projects. This approach to managing project waste is just one example of our efforts to make demolition and construction more sustainable and circular. We are proud to be part of this important movement.
